WE DO A WALKING INSPECTION OF EACH OF OUR COMMERCIAL PROPERTIES, EACH MONTH OF THE SERVICE CONTRACT. INSPECTIONS ARE STANDARD
SCI OPERATING PROCEEDURE, AND ARE ALSO FREE OF CHARGE. THIS IS OUR GREATEST TOOL, FOR THOSE HANDLING THE COLLECTIVE NEEDS OF A COMMERCIAL PROPERTY, TO STAY INFORMED AND EDUCATED ON WHAT CONDITION THE PROPERTY IS IN AND WHAT NEEDS ARE ARISING AT ANY GIVEN TIME. WE DO THE WALK-THROUGH FOR YOU , (of course you are always welcome to join us - in fact, we prefer that you do, but it's never necessary), AND THEN WE SEND OUR DETAILED RECOMMENDATIONS / ESTIMATES TO YOU EACH MONTH WITH YOUR INVOICE. HOA BOARDS PARTICULARLY LIKE THE MONTHLY INSPECTION REPORTS, AND WE'VE FOUND THEM TO BE INVALUABLE IN HELPING US TO ALERT MANAGEMENT GROUPS OF SMALL ISSUES BEFORE THEY CAN BECOME BIG ONES. Our Monthy Inspection Reports also facilitate communication between SCInc. and the multiple people usually responsible for any commercial property, as well as the Property Managment Company, if applicable.

Each Commercial Property Receives:Drop Off Slips are left at the address of your choice (on site), each time a service is rendered, so that you can track when we were there, what services were done and what supervisor was on site.
Monthly Inspection Reports are sent with invoices each month. These reports, show you that our managers are on your property regularly and they are looking for problems so that you don't have to. Any problem areas will be noted on the Monthly Inspection Report, along with a solution or method of correction. You can then ask for a free estimate on any of the work that has already been identified.
Monthly Newsletters are also sent with invoices each month. One purpose of the Newsletter, is to keep all of our clients up to date on seasonal services that are being done, or just around the corner. We can also announce any policy changes, or company news, so that you know the company you are working with.
Initial / Annual Soil Tests are done to confirm treatment methods. Copies can be provided upon request.
Commercial Property Service ListEach commercial property contract will vary, but this is a complete list of the contracted services that we offer. Please see our Landscapes page to view a list of one time additional services that are offered.
Cut 7 to 10 days for a total not to exceed 24 times a year. Turf will be mowed to a height of 3 1/2" with Commercial mowers & 21" push mowers. Bagging attachments will be used when necessary. Excess clippings will be bagged or raked and removed from turf and from all paved areas (sidewalks, curbs, courts). Trimmers will be used around all obstacles and all other areas needing attention.
Edging all accessible sidewalks and curb lines every 14 days. Dirt or debris will be removed.
With 50% slow release nitrogen at:
April - 1 lb. Actual Nitrogen per 1,000 sq ft 20-10-10
October - 1 lb. Actual Nitrogen per 1,000 sq ft 20-10-10
November - 1 lb. Actual Nitrogen per 1,000 sq ft 20-10-10
One application will be applied to lawn areas between April 1 - 15 for optimum control.
BROADLEAF WEED CONTROL
Early May to control clover, dandelions, chickweed and many other broadleaf weeds. A spot treatment should be performed in fall to control weeds that may have germinated.
SEEDING & AERATION
Over seeding fall - 3 lb. of seed per 1,000 sq ft. For penetrating the soil to a minimum of 1 ½”, removing cores at ½” in diameter. Aeration will not be done on sloped areas that may be dangerous.
Once in July to control white grubs and other turf damaging insects.
Apply one application of limestone to all turf areas at the rate of 40 lb. Per 1,000 sq ft to maintain a soil pH level conducive to plant growth.
Eradicate weeds from mulched areas, wither mechanically, physically or chemically (Round-Up), once every 2 weeks. Weeds germinating in parking areas and sidewalks will also be sprayed.
PESTICIDES: INTEGRATED PEST MANAGEMENT (IPM)
1. Bi-weekly scouting by a qualified and licensed pest control expert.
2. Ornamentals will be inspected for pest damage at this time and those showing symptoms or signs of infection will be monitored to determine whether pest populations are beyond plan tolerance levels.
3. Thos plants needing curative sprays will be brought to the attention of the Association Manager, and receive an application of the appropriate pesticide for the best control.
MULCHING OF TREES, SHRUBS AND GROUNDCOVERS
Define all plant beds and tree rings by carving a deep edge, removing all weeds and applying evenly 2 inches of shredded hardwood bark mulch under shrubs and trees previously mulched. Pre-emergent herbicides will be applied.
TREE AND SHRUB FERTILIZATION
Trees and shrubs previously mulched will be fertilized in early spring using 10-6-4 plant fertilizer - fertilizer should be 50% organic.
Pruning and/or shearing of all shrubs and groundcover will be conducted 3 times during the contract period. Trees will be limbed up, de-suckered, and deadwood removed once during either July or August, and once in December, January, or February (dormant season). Pruning of branches is limited to a maximum height from ground to 12 feet (pole prune reach). Tree services above this height are not part of this agreement, yet may be contracted separately.
Provide seasonal rotation of flower color by installing (a) Summer – Annuals (b) Fall – Winter Pansies
Installation will include an organic soil amendment (peat moss, pine fines, etc.) Dead heading flowers to assure beautiful color displays.
WINTER AND EARLY SPRING CLEAN -UP
Visit property in January, February and March (twice a month) to clean up leaves, branches, etc. that have fallen during these months.
All leaves shall be removed 2-3 times in the fall; once when approximately 40% of leaves have dropped, and will continue until all the leaves have fallen and been removed by the end of the season.
POLICING OF TRASH
Policing the community for normal debris and trash will be conducted during each mowing visit, and include accessible turf grass and pavement areas.
TRASH CAN MAINTENANCE
All trash cans will be changed on a weekly basis through the contract period.

We also offer all professional snow clearance / removal / pushing services. These aren't your typical snow services - once again, we've customized them for your maximum convenience! You no longer must be awakened in the middle of the night to call a snow service provider (or worse, wait for them to call you), or go try to guess at how many inches are sticking to the roadways yet. Our snow agreements let you choose to automatically have a snow service crew dispatched upon 1, 2,3 or 4 inches of accumulation - and WE are the ones watching it accumulate, while you rest easy. Payment Options"Monthly Payment Plans" are billed at the start of each month and are for those clients who like to pay the same amount each month over a period of usually 6-10 months. We simply take the contracted services, (an est. total number of cuts is used, usually 22 for the season for weekly cuts). We then add any lawn care applications that will be done over the season and divide the total out over how ever many months. If all cuts that were applied to monthly payments were not performed, a credit will be given towards any other service. ONLY Mowing and Lawn Care Program Services are eligible for Monthly Payments, all Additional Services will be billed separately.
"To Be Billed" payments are billed at the start of each month for the work that was done the month before. Since some months have no lawn care applications and some months have multiple, and because the mowing slows and speeds, To Be Billed monthly amounts will vary from month to month.
Landscaping and Additional Services - Most are billed and due upon completion. For larger landscaping work, we can divide the total into 3 payments; 1/3 deposit upon the signing of contract, 1/3 upon the start of work and the final 1/3 upon completion. Please let your Representative know at the time of estimate, if you will be paying for any larger amounts with a credit card.
Commercial Properties, having been a client for at least a one season contract, can choose from seasonal, one or two year service contracts, whereby either party can cancel at any time, for any reason, provided sufficient written notice and all services rendered, be paid in full before closure of account.
LATE FEES - Because we are a service oriented business, it's of the utmost importance that payments be prompt. We offer automatic payments, if the 15 day billing cycle is difficult for you. Bills are sent out the first of each month and are due back into the office by the 15th, but will be graced until the first of the following month, but no later. Please note that there will be a $15 LATE FEE for each 15 days the bill is late. Late Fees compound quickly if left unattended and are also more work for our office staff, therefore any invoice remaining unpaid for 30 days will no longer receive service until payment is made in full, including late fees, or until alternate arrangements have been made with our office. We will always work with you however we can to set up alternate arrangements, but this too takes times, so late fees or a portion thereof will stand.
